We at North Shore Homes make it easy for you to put all your dreams together down to the last detail. We make sure your new home is exactly what you need, delivered when you want it, and at a fair price. We can help you design and plan, as well as provide creative ideas and recommendations to help make your home building journey to be a positive experience every step of the way.

There are three elements to getting the All American Home of your dreams. Your Home-site + your All American Home delivered and set on your foundation with all the standard specifications and any upgrade selections you desire + your site-work (home-site construction cost) .

Site-work includes:

  •   Permits: Building, Septic, Plumbing, HVAC, and Electrical
  •   Fees: Water tap fees and Sanitary tap fees
  •   Foundations: Our homes must be o­n a basement or a crawl space. Your foundation can be block, poured walls or pre-cast walls.
  •   Excavation: Cost is determined on if you live in the country or the city and how long your driveway is.
  •   Garages: One, two or three car garages.
  •   City Water & Sewer hook-ups, Septic Tank System, Mound System, and Well for country living.
  •   Carpentry Labor & Materials: for garage, basement stairs, post installation, and sill plates.
  •   Utility hook-ups: H.V.A.C, plumbing and electric service.
  •   Miscellaneous: Sump Pump, Porches or Decks, Water Heater, Heating & Air conditioning unit, Exterior Steps, Gutters, Concrete, driveway, sidewalk, patio and clean-up.

Your Heating & Air Conditioning is part of your Site-work because people have different sources of heat and the factory does not get involved. Your 200 amp electrical panel is part of your All American Home but an electrician is required to hook one module to the other and plug you into your electric company.

To begin the home building journey of choosing just the right home for you and your family, there are a few key steps that will help you on your way.

  1. Speak to a lender to get pre-qualified for a new construction loan
  2. Select a home-site in the country or the city where you want to live. We can email you an active land list with information and maps.
  3. Set up a consultation with our Sales Consultant. We will guide you through selecting the floor plan that will best fit your lifestyle and established budget.
  4. Meet with our consultants on your property for a site evaluation to determine the cost of preparing your land to receive your home.
  5. Meet again to finalize your floor plan and explore the wide range of choices and options that will reflect your taste and interests. When your floor plan is finalized and it meets your approval, we will complete an order form with your desired selections.
  6. A complete order will include the following: $2,000 down payment; Loan confirmation letter; Signed contract; Home warranty registration; Home order with material choices; Drawing with options & floor plan changes; Direction and map of your new property location.
  7. Finalize your loan.
  8. Prepare your land for your homes arrival.
  9. Receive your home in 8 to 12 weeks.
  10. North Shore and their network of contractor's prepare your home for your arrival in 4 to 8 weeks.
  11. Welcome to your All American Dream Home!
